A limited offering of 80 exclusive camping sites is available in the beautiful Pataua South coastal area, each with a 20-year lease. This spot is one of the last true Kiwi holiday locations—undeveloped and breathtakingly beautiful. It’s just an 8-minute drive to Parua Bay, where you'll find various shops, hairdressers, gas stations, a gym, cafes, and a great supermarket. Whangarei's CBD is 25 minutes away.

The demand for coastal camping sites for caravans and mobile homes is rapidly increasing as more visitors come and our retiring population explores New Zealand.

Why a Site License?

Site Licenses give you ‘the absolute right to occupy’ and provide you with the exclusive use of a defined area together with the use of onsite facilities, In this case, with the added bonus that you can sub-lease your site through our site management team and receive income when you are not using it.

Site Licenses are on Freehold Land and not simply a floating structure like a marina berth that is subject to a seabed license.

Future Value

Fifteen years ago, a 16m x 9m berth in Northland was valued at $100,000. In 2024, the same berth is now worth over $400,000. Similar increases have happened with coastal land. Few new marinas or coastal campgrounds are being built. Demand is higher than supply.

Our site licenses are an affordable option, and range from $25,000 to $125,000 for prime beachfront. This includes our full facilities like trailer parking, showers, washing machines, a kitchen, dining areas, and a summer shop.

The process

  • This offer lasts a limited time and is available for 80 sites only.

  • You can register your interest until the end of March 2025 on a first-come, first-served basis.

  • The goal is to protect Treasure Island from development and preserve our coastal camping grounds.

  • Once we have enough interest, we’ll email you an Application Pack to confirm your site choice.

  • Complete and return this pack within 14 days, along with a 10% refundable deposit.

  • Your Site License will be approved, and you'll receive final documents to sign.

  • Return the signed documents and your first payment or the balance for your site.

  • After we receive your first payment, we'll issue your license, and you can enjoy your site!

  • Yes absolutely you can sell your licence and there are no restrictions on price or timing. We need only to be advised and approve the new purchaser after which we will complete the transfer forms.

    We fully expect that as values increase, some site holder may wish to sell.

  • Yes your licensed area is on 100% Freehold Land.

  • Yes, your site can be subleased through our onsite management team with 80% of the income earned paid directly to your nominated account on a monthly basis. If you wish to leave a caravan, mobile home or similar on site and advertise it yourself through the likes of ‘bookabach’ you are able to do this providing a few simple terms and conditions are met.

  • Yes you are welcome to leave your vehicle, on your site free of charge or within our additional parking area for a nominal weekly fee. We simply ask that if your vehicle is remaining within your own site, that you advise us beforehand and leave us contact details.

  • Yes you may, provided they are first approved in writing by the management team as being of suitable design and materials and your neighbours consents are obtained.

  • Yes, on a first come basis, we will be providing additional parking for your car and trailer free of charge whilst you are on site. There will be a nominal charge if you wish to leave your vehicle within the additional parking area when you are not on site.

  • Not at all, all facilities including your site are fully maintained under your annual fees. You simply turn up and enjoy it.

  • Yes all sites including those that do not currently have power, will be powered during 2025

  • Annual fees are $2000.00 for a 25% share, $3000 for a half share and $4500.00 for a 100% sole ownership share. With both the latter having additional income rights attached.

  • Yes you may, subject only to local planning rules. However we will always be on hand to assist you to do this.

  • That is a changing picture and still somewhat unknown. We have no objection providing it does not impact on the enjoyment of others and is ‘seen to comply’ with changing bylaws. Again we will work with you to achieve your aims.

  • Yes direct family members can enjoy your site on a casual basis, in the same manner you do, free of charge. You do need to advise us prior to this occurring to ensure people are not taking advantage of your site when you are not using it. Extended stays by family members will require management approval.

  • At this stage the license period is for 20 years. Management will be considering the extension of licenses prior to their expiry dates with any rights of renewal being offered first to existing License holders.

  • Yes you can, we have allowed for an absolute surrender of your license to occur on the 5th, 10th and 15th anniversary of the granting of your license.

  • Yes and in addition, we will have security lighting and cameras at strategic points. Plus staff will be on site 24 hrs a day. General public access is not permitted and only license holders and their guests are permitted into the licensed area.
